Timber-Frame House, 93 m², Roshchino

Single-storey timber-frame house, 93 m² on reinforced concrete piles. Three separate bedrooms, one bathroom, and a covered terrace 2.5 m wide — everything needed for year-round living in a compact and well-planned layout.

Foundation and base. The house is installed on reinforced concrete piles. The base consists of a stack of three planed boards 45×195 mm, kiln-dried, treated with antiseptic and waterproofing by TECHNONICOL. A welded galvanized mesh with 6×6 mm cells is mounted around the perimeter to protect the crawl space from rodents.

Load-bearing frame. All materials are dry and planed. Exterior and load-bearing walls are assembled from 45×145 mm boards with braces; partitions — 45×95 mm. Ceiling beams and rafters — 45×195 mm boards. Terrace posts are made of glued laminated timber 140×140 mm. Finished ceiling height — 2.8 m.

Insulation. ROCKWOOL Light Batts Scandi mineral wool is applied in all structural elements: floor — 200 mm, exterior walls — 150 mm, ceiling — 250 mm, partitions — 100 mm. Exterior walls are protected with wind- and moisture-proof BELTERMO TOP boards, 25 mm thick.

Roofing. GRANDLINE SATIN MATT 0.5 mm metal roofing in anthracite color — premium matte finish without glare. Waterproofing — ONDUTISS PRO AM 130 membrane. The set includes GRANDLINE tubular snow guards and a DOCKE PREMIUM PVC gutter system.

Facade. Scandinavian thin-sawn boards 20×145 mm mounted vertically, painted with KRASKI DOSKI in mint green with graphite-colored trims and casings. The combination of rich facade color with dark framing creates a modern Scandinavian look.

Windows and doors. Energy-efficient windows and VEKA SOFTLINE 70 mm entrance door in white / RAL 7024. The façade includes panoramic glazing — large windows provide abundant natural light. The entrance door joint is triple-layered.

Terrace. Covered summer terrace 2.5 m wide with decking made of coniferous boards 36×146 mm treated with KRASKI DOSKI oil and wooden railing with factory painting.

Interior finishes and engineering. Subfloor — Quick Deck Professional 22 mm panels with joints glued using TYTAN Heavy Duty rubber adhesive. Wall vapor barrier — DELTA DAWI 200 g/m² film. Supply ventilation via VILPE WIVE 100 mm valves, exhaust — pipe Viotto RAL 7024. Electrical wiring — concealed, installed between the frame studs.
